Term of Payment & Cancellation Penalty Policy
A valid credit card is required to confirm each reservation. On
confirmation, a deposit will be charged to the card by Asia Web
Direct Co., Ltd. and CB Richard Ellis (Thailand) Co., Ltd. as follows;
All periods
Accommodation Payment
1st Charge: At the time of booking, 10% of total booking value
will be charged by Asia Web Direct Co., Ltd.
2nd Charge: Within 5 days after confirmation, the balance of total
booking value will bed charged by CB Richard Ellis (Thailand)
Co., Ltd.
Damage DepositWithin 5 days after confirmation, the damage deposit
will be charged along with the balance payment by CB Richard Ellis
(Thailand) Co., Ltd. Damage deposits of each property are all mentioned
in Room Rates and will not be calculated in the Total Booking Value.
If CB Richard Ellis (Thailand) Co., Ltd. proves that the stay haven’t
created any damages or lost, then this damage deposit will be released
within 15 days after check out.
Cancellation Policy
If the booking is cancelled 45 days or more prior to arrival
date, 75% of total booking value will be refunded by CB Richard
Ellis (Thailand) Co., Ltd.
If cancellations are made 31-44 days prior to arrival, 50% of total
booking value will be refunded by CB Richard Ellis (Thailand) Co.,
Ltd.
If cancellations are 30 days or less prior to arrival, all deposit
will become non-refundable.
No Shows; all deposit will become non-refundable.
Shortening Stay: all deposit will become non-refundable.
Damage Deposit
The damage deposit will be applied to your credit card together
with your balance payment. These charges may include but are not
limited to any damages, additional housekeeping, excessive cleaning,
missing inventory, missing keys, telephone charge, rental items
or additional nights stay etc which will be charged automatically
against your damage deposit. Checkouts after 11 am, which have not
been pre-arranged, will be subject to a charge against the damage
deposit. Any monies due in excess of the damage deposit will be
subject to further deduction from your credit card.
Check In
Check in is 02:00 p.m. unless otherwise arranged with the owner/property
manager. An information package will be available at the unit with
additional information on the resort, which you may find useful.
Do not forget to bring your check- in package, which has been emailed
to you upon acceptance of your reservation, as it will have emergency
contact numbers and pick up details or directions for finding and
accessing your unit.
Check Out
Check out is 11:00 a.m. unless otherwise arranged at least 24
hours in advance of departure. Failure to check out by this time
may result in a surcharge to your security deposit.
Maid Service
Daily maid cleaning and linen changing is available as stated
in the details of each property.
Telephones
Villas may have phones for your convenience which allow you to make
local calls. We strongly suggest you to purchase a local prepaid
sim card, which can be arranged upon request to the owner/property
manager, to make mobile phone calls or long distance calls.
Internet
Internet connection may also be available. Prepaid internet service
with a local ISP can be purchased upon request to owner/property
manager. Some villas or apartments may have hi-speed internet access.
Price varies depending on each house policy.
Swimming Pool (where individual to
booked units)
Owners provide no lifeguard and guests take full responsibility
for their own safety and risk.
Misuse of the Property
Asia Web Direct Co., Ltd. and CB Richard Ellis (Thailand) Co., Ltd.
reserve the right to interrupt service and evict guests due to noise
complaints or any type of property abuse without a refund. Illegal
activities will be cause for immediate eviction by local police.
Liability
Asia Web Direct Co., Ltd. and CB Richard Ellis (Thailand) Co., Ltd
acts as an agent for each property owner and accepts no liability
for property loss or damages, nor liability for injury, accidents,
delay, or any irregularity. Furthermore, guests are responsible
for their villa or apartment during occupancy, and must lock windows
and doors securely at all times when not on the premises. You must
also observe all precautions given by your escort or local contact.
Maintenance
Please notify the owner/property manager as detailed in the check-in
package as soon as possible if a problem relating to the rental
property exists. Every effort will be made to rectify any problem
in a timely manner. No refund or rate adjustment will be made for
malfunction of air conditioners, TV’s, appliances, pool or any other
malfunction. Repairs will be made as soon as possible after notification.
Substitutions
Should a booked property become unavailable due to disaster or sale
by owner, we reserve the right to transfer guests to equivalent
accommodation or fully refund at our discretion. Prior notice will
be given if possible.
Refusal of Business
Past guests who have breached these terms and conditions will be
refused future rentals.
Web Site Guarantee
All rates posted on Phuket.com at the time of your reservation made
are guaranteed.
Important information for all guests
As the properties that Asia Web Direct Co., Ltd. and CB Richard
Ellis (Thailand) Co., Ltd. offers are not official tourist structures,
such as hotels, residences, etc. but private houses. As such they
do not have standards or categories that are internationally recognized.
Instead they reflect, in their architecture and furnishings, the
local traditions and the personal taste of the owner.
Asia Web Direct Co., Ltd. and CB Richard Ellis (Thailand) Co.,
Ltd. have carefully chosen properties which provide level of quality
within which it believes that any person can find satisfaction.
Asia Web Direct Co., Ltd. and CB Richard Ellis (Thailand) Co., Ltd.
cannot however exclude the possibility that these differences can
sometimes result in minor inconveniences - due to the special nature
of the architecture and of traditions in the area.
Applicable law
These conditions and any contract to which they apply are governed
in all respects by Thailand law and Thailand courts only shall have
jurisdiction in relation to any claim or dispute arising out of,
or connected with them.
